When does a condo win?

For 2-6 people on a beach-focused trip, the condo trade-off is hard to beat. You walk out the door, the pool is right there. You walk across the street, you're on the beach. You don't have to worry about a lawn, a private pool's chemistry, a private hot tub's filter, a long driveway with cars to shuffle, or a yard that takes the kids' ball and refuses to give it back. Building staff handles the common-area maintenance you'd otherwise be responsible for in a house.

The condo limit is privacy and outdoor space. You share walls, an elevator, and a pool deck with other guests. For most family beach trips, that's a fine trade — for a multi-generational family reunion of 12 people who want to grill in the backyard, it isn't.

When does a beach house win?

Groups of 8 or more. Pet trips. People who genuinely want a private yard or pool. Trips where the accommodations are the destination (renting a 6-bedroom on the Gulf for a family reunion). Anyone who wants to host an outdoor barbecue without being on a shared pool deck.

Beach houses also win for groups that need multiple parking spots — a condo's one assigned spot per unit is sometimes a hard limit, while a beach house driveway can typically fit 3-5 cars. For 8+ people driving in from different cities, this matters more than it sounds.

What about pricing — really?

Per-night, beach houses cost more. Per-person for the same group size, the math depends on the group. A 2-bedroom condo at $300/night for 4 people is $75/person/night. A 4-bedroom beach house at $500/night for 8 people is $62.50/person/night — cheaper per person. The math flips again at smaller groups: that same $500 beach house for 4 people is $125/person/night, vs. $75 in the condo.

The condo also tends to absorb hidden costs better — pool access, beach gear (chairs, wagon), and basic kitchen supplies are usually included. Beach houses vary more widely on what's included.

Our take, honest

We own a 2-bedroom condo at Lani Kai 218 — so we're biased toward the condo side for our specific guest profile (families of 4-6, couples, two-couple trips). For that profile we genuinely believe the condo is the better trade. If you're a group of 10 or you need a pet-friendly space, we'd tell you to look at beach houses — there are good ones along W. Beach Blvd and out toward Fort Morgan.

Read the actual address before assuming "beach house" means "on the beach." For walkable access, look for properties south of W. Beach Blvd or directly on East Beach Blvd.
Do beach houses have pools?
Some do, most don't. Beach houses with private pools are a premium category and command premium rates. Houses without private pools are common, and your alternative is the Gulf for swimming. Most Gulf Shores condo buildings have at least one pool on-site — Lani Kai has two, including an adults-only pool. If pool access matters for kids or for cooler-water months, a condo with pools is usually the simpler answer.
